There's no single best city. McAllen, Edinburg and Mission are priced within about $8,000 of each other at the median, so the better choice usually comes down to location, commute and the specific home. Recent Redfin data shows homes taking longer to sell in Edinburg and Mission than in McAllen, which can affect how you negotiate.
How do home prices compare?
| City | Median sale price | Change from last year | Median days on market |
|---|---|---|---|
| McAllen (Sept. 2026) | $264,874 | -1.9% | 68 |
| Edinburg (Aug. 2026) | $269,000 | -2.2% | 93 |
| Mission (Aug. 2026) | $261,000 | -5.1% | 99 |

A citywide median doesn't tell you what a particular home is worth. Prices can vary widely by neighborhood, age, lot and condition within the same city, so recent comparable sales nearby are a better guide.
What stands out about McAllen?
McAllen is one of the Valley's main shopping and medical hubs. It's home to La Plaza Mall and McAllen International Airport, and Expressway 83 and I-69C make it easy to reach neighboring cities.
Housing ranges from older established neighborhoods to newer subdivisions. Of the three cities, McAllen had the shortest median time on market in this data, so a well-priced home may not leave as much time to decide.
What stands out about Edinburg?
Edinburg is the Hidalgo County seat and home to the University of Texas Rio Grande Valley and Bert Ogden Arena. I-69C connects it directly to McAllen and Pharr.
New subdivisions are a big part of the local market, especially on the north side of the city. If you're comparing a new build with a resale, ask about builder warranties, HOA dues and any special assessments. Edinburg's median days on market rose by 20 from a year earlier, which could mean more room to negotiate on some homes.
What stands out about Mission?
Mission sits on the west side of the metro area along Expressway 83, close to the Anzalduas International Bridge, Bentsen-Rio Grande Valley State Park and the National Butterfly Center.
You'll find established neighborhoods, newer subdivisions and properties outside the city limits. Mission had the biggest price drop and the longest time on market of the three, with days on market up 32 from a year earlier. That doesn't guarantee a discount, but it's worth factoring into your offer.
What should you compare besides price?
Two homes at the same price can cost very different amounts to own. Before you choose, compare:
- Property taxes: Your bill depends on the home's taxing entities, including the city, county and school district. Ask for the actual rates at that address, not a citywide average.
- Commute: Drive your route at the time you'd normally travel, whether that's to work, campus or one of the international bridges.
- School district boundaries: City limits and district lines don't always match, so confirm the assigned district by address.
- Utilities: Providers can change from one address to the next, especially in unincorporated parts of Hidalgo County.
- Flood and drainage: Check the flood zone, ask about the property's drainage history and get an insurance quote before your option period ends.
- HOA rules: Review the dues and restrictions, especially if you plan to park a work vehicle or add a structure.
Should you limit your search to one city?
Usually not. Many buyers start with a budget and a commute, then search across city lines. Depending on what you need, it can also make sense to look at nearby Pharr, San Juan, Alamo, Weslaco and Donna.
Start with a mortgage pre-approval so you know your real price range. Then compare specific homes on total monthly cost, not just the list price.
¿Dónde conviene comprar: McAllen, Edinburg o Mission?
