New homes are going up all over the Rio Grande Valley — from north Edinburg and Mission to Pharr, San Juan and Weslaco. Buying brand new can mean lower maintenance, modern floor plans and builder incentives. But a new build is not the same as buying a resale home, and a few mistakes can cost you thousands. Here's what to know before you walk into a model home.

1. Bring your own agent on the first visit

The friendly person in the model home works for the builder. Their job is to get the builder the best deal. Many builders require that your agent be with you (or registered) on your first visit, or they won't let you use one later. Call or text me before you tour so I can register you and negotiate on your side. Ask me how buyer agent compensation works on the community you're considering — in many cases it doesn't come out of your pocket.

2. Compare the real price, not the base price

The advertised price is usually the base model. Lot premiums, upgrades (flooring, countertops, fencing, blinds, gutters) and landscaping add up fast. Get a written list of what's included and price two or three communities side by side.

3. Ask about incentives — and who they really help

Builders often offer closing cost help or interest rate buydowns, especially if you use their preferred lender. These can be great, but compare the lender's full Loan Estimate against at least one outside lender before you commit.

4. Check taxes, HOA and drainage

Some newer RGV subdivisions sit in special districts that add to your property tax rate, and most have HOA dues. Also ask about the flood zone and drainage plan — it affects insurance costs and peace of mind.

5. Still get inspections

New doesn't mean perfect. An independent inspector can check the foundation, framing and final build before closing, and again before your one-year builder warranty ends.

6. Know the timeline

A home already built (a "spec" or move-in-ready home) can close in about 30–45 days. A home built from the ground up can take several months. If you're renting or selling, we'll plan your timing around it.
